The ambitious, visionary MUT project combines modern architecture with class A+ offices, retail outlets, spaces for culture as well as public green areas. Strategically located in one of the most important financial districts of the Chilean capital Santiago, this project has transformed the city's urban skyline. With more than 180,000 m² of floor space, the complex covers an entire district of the Las Condes municipality. It comprises four office towers with 21 storeys in height and nine underground levels, including five retail floors with around 300 shops, the largest bicycle parking garage in Latin America with 2,000 spaces and around 20,000 m² of green areas.

Prestige project for Santiago de Chile

The MUT was built from the outset in compliance with the highest sustainability standards and has been operated in this spirit ever since. It has perfect integration into the local transport system, uses 100 % renewable energy and relies on very efficient water consumption as well as recycling and waste avoidance. The ambitious project started in 2016 in cooperation between the Chilean construction developer Territoria S.A. and the investor Abu Dhabi Investment Authority (ADIA), a sovereign wealth fund of the government of the Emirate of Abu Dhabi. For the execution of various tasks in the areas of waterproofing and concrete protection, it is worth mentioning the participation in the project of the consultant for specialties in waterproofing architect Vicky Rojas and the specialized contractor Proases Ingenería led by Francisco Aguilar construction manager, and, last but not least, a whole range of products from MC-Bauchemie Chile.

MC products provide secure waterproofing and protection

For example, the 5,600 m² concrete surface of the bicycle parking garage in the MUT was protected and optically refined with the pigmented floor sealant MC-Estrifan Color Protect. In addition to very good processing properties, the one-component sealant offers good stain resistance and cleanability as well as high mechanical resistance.

 

The wet areas and other components of the building complex were successfully sealed against the penetration of water with MC-Proof 500 Flex, the flexible sealing slurry, and thus also permanently protected. Metal elements were securely anchored in concrete components with the high-performance grout Emcekrete 40. Cracks and joints in floors and walls were sealed with the sealant MC-FLEX PU and concrete repair work was carried out with the repair mortar Nafufill R.
